From 1 July 2022, the amount of the home buyer concession is capped. Maximum concession amount is $34,270.

Off the plan units - from 1 April 2022
For contracts exchanged on or after 1 April 2022, there is no stamp duty on off-the-plan unit (unit-titled apartment and townhouses) owner occupier purchases valued at $600,000 or less.
Owner occupier duty concession
The ACT Government is offering stamp duty concessions in the ACT for some home buyers planning to live in their new property. Note these are separate from a new owner occupier base rate for stamp duty.

If your First Home is and is a new or existing property, you will pay $0 duty below $800,000 and then a reduced amount between $800,000 and $1,000,000. Your stamp duty will be: $

A $10,000 First Home Owner Grant (FHOG) is available when you buy or build your first new home.
Your first new home can be a house, townhouse, apartment, unit or similar that is newly built, purchased off the plan or substantially renovated.
How much can I spend?

Principal Place of Residence Rebate
The Northern Territory Government provides a stamp duty Principal Place of Residence Rebate (PPRR) to persons purchasing a new home or land on which to build a home.First Home Owner Discount.From 1 September 2016, the Northern Territory Government introduced increased stamp duty assistance for first home buyers who purchase an established home in the Northern Territory up to the value of $650 000.

Home Builder Grant The HomeBuilder grant is closed to new applications.
The Queensland First Home Owners' Grant is a state government initiative to help first home owners to get their new first home sooner.
If your contract is dated 1 July 2018 or later, you can get the Queensland grant of $15,000 towards buying or building your new house, unit or townhouse (valued at less than $750,000). The grant is paid per new home; not to each of the applicants for the same home.

First Home Owner Grant
A first home owner grant is available to eligible applicants who purchase or build a new home in Tasmania from 1 July 2016. A new home is a home that has not previously been occupied or sold as a place of residence and includes kit homes.
The amount of the grant is determined by the date that the eligible transaction commenced.
Transactions commencing from 1 July 2024 will be eligible for $10 000.
Transactions that commenced between 1 April 2021 and 30 June 2024 will be eligible for $30 000.

Duty exemption between 18 February 2024 to 30 June 2026
The exemption provides an exemption from property transfer duty for first home buyers of established homes which have a dutiable value of $750 000 or less which settle (i.e. transfers that complete) between 18 February 2024 to 30 June 2026 inclusive. See eligibility here.

Duty concession for pensioners downsizing to a new home factsheet
Provides a 50 per cent property transfer duty concession until 30 June 2025 to eligible pensioners who sell their existing home and downsize to a new home valued at $600 000 or lower.
First Home Owner Grant
If you are buying or building a new home valued up to $750,000, you may be eligible for a First Home Owner Grant (FHOG). If you are eligible for the FHOG and the home you are buying is in regional Victoria, you will receive $20,000.
If the home is not in regional Victoria, the grant is $10,000. The home must be less than five years old to be eligible for the FHOG.

First Home Owner Grant Boost
December 2016
The Government has announced a $5,000 boost for first home owners eligible to receive the grant where a contract to purchase or construct a new home is entered into in 2017. The FHOB will now finish on June 30th 2017.
